Step 5 — Confirm the planning route
Single-storey side returns up to 4 m eaves within the original curtilage generally fall under permitted development on houses (not flats). Check these exceptions before assuming:
- Conservation area — side extensions visible from a public highway usually need full planning.
- Article 4 — large parts of Islington, Camden, Kensington & Chelsea and Westminster remove PD for side additions.

Step 6 — Get the details that make or break the space
- Rooflight positioning. Directly over the worktop, not over the walkway.
- Level threshold to the garden. Insist on it. The best room in the house should not step 100 mm down to the patio.
- Floor and ceiling continuity. Match finish, tile line and floor level from old kitchen to new; any transition reads as a compromise.
- Underfloor heating on its own zone. A kitchen-diner is used differently from a living room.
